typically does not have the resources nor expertise to get him through the
enormous amount of red tape and regulatory requirements that are involved
with a construction project. Even if you had the necessary licenses,
permits, and expertise, it would be necessary for you to take time away from
your core business to complete your objective. Why not let us take this

Pre-project
Meeting
This meeting would enable you to meet
with us in person. We would discuss your project and give you an idea of
step involved in it's completion. This could save you lot of time in
obtaining bids or finding out whether the project was worth the risk.
Depending on the size of the project, we may invite our engineers or
architects into the meeting.
Feasibility
Study
This step may be necessary should there
be a lot of unknowns associated with your project. Would we need to Rezone
the property?
Are there wetlands on your property that would inhibit or delay
construction? These questions would need to be answered prior to you making
any commitment that could cost you significant amounts of money.
Architectural/
Engineering Plans
After you have decided that you are ready
to pursue your construction project, we would have our engineers and
architects develop site plans and architectural plans. Site plans primarily
deal with site drainage, sewage, parking spaces, loading spaces, gas and
water services. Architectural plans involve the floor plans, electrical
distribution, interior plumbing, elevations, and HVAC drawings. We would
also perform energy calculations. All plans would need to meet the code.
Permitting
Permitting is the process through which
the county or city ensures that the proposed structure and site meets all
local and state building codes, including life safety codes. During this
process, we submit your plans and calculation to the respective building
departments. They will review the plans, drawing, and calculations to ensure
that we have included all necessary details and that the codes and standards
are being complied with. This process can sometimes delay progress of the
project. Many times, the plans must be modified or additional details added
to satisfy building department plan reviewers and the fire marshal.
Sometimes during this process, it is necessary to file for a rezoning or
exception to the current use of the property. This and other steps may make
it necessary for us to represent you before the Board of Country
Commissioners, or other convening body.
Construction
Management/ Building Contractors
Now that approval has been obtained from
the city or country with jurisdiction over your construction project, it is
time to build your facility. We can either provide you with a "turnkey"
product and handle all construction activities including project management,
or we can provide you with project management during the entire process. The
contract can be negotiated as a lump sum, or as "cost-plus-fixed fee".
This decision is yours to make and will vary based on the specific
requirements of your project. Either way, our project managers (PM's) will
schedule all tasks associated with your project and oversee every aspect of
your project. This leaves you free to concentrate on your core business.
